Rental Policy
to both our Guests and the Owners of the luxurious homes we represent. Our properties are immaculate, impeccably maintained and well appointed. We ensure that our Guests take excellent care of our homes and we take excellent care of our Guests. Please take a few moments to review this policy. In placing a deposit to reserve any property with Prestige Properties of Charleston, whether by phone or online, you agree to all of the terms, conditions and policies set forth within our Luxury Vacation Home Guest Agreement. In order for your reservation to be confirmed, an actual hard copy of the Guest Agreement must be signed, dated and returned to us by facsimile, email or mail within 7 days. Each confirmation also includes all of these conditions, terms and policies. RESERVATIONS Reservations may be made via telephone, by email or at prestigecharleston.com. MINIMUM AGE REQUIREMENT TO LEASE IS 25 YEARS OF AGE Persons under 25 must be accompanied by an adult, parent or guardian during their stay. Valid identification is required when making a reservation. Any reservation obtained under false pretense will be subject to forfeiture of payments and an immediate request to vacate premises. ARRIVAL & DEPARTURE TIMES Arrival time is 4:00pm and departure time is 10:00am. Failure to depart the vacation home on time will result in an additional daily charge of a half days rent if departure is between 10:00am and 12:00pm and a full days charge is after 12:00pm. Double the daily rate shall apply for each day thereafter. DEPOSITS AND PAYMENTS A 50% advance payment of the total rental amount including taxes is due at the time you make your reservation. The remaining 50% of payment and security deposit and any other applicable fees are due 60 days prior to your arrival date. If a reservation is made within 60 days of your arrival, the full payment is required at the time of booking. Payments can be made by Visa, Mastercard, Discover and American Express. We also accept bank or cashiers checks made payable to PRESTIGE PROPERTIES OF CHARLESTON. We also require that a valid credit card be kept on file to secure the property against damage and/or excessive cleaning. FINAL PAYMENT IS DUE 60 DAYS PRIOR TO ARRIVAL Final payment and security deposit are due 60 days prior to arrival. Both your final payment and security deposit are NON-REFUNDABLE regardless the cause of cancellation. We strongly suggest that you purchase travel insurance or inquire with your credit card company regarding trip cancellation insurance.
TRAVEL INSURANCE Vacation insurance may be purchased on our website for an additional fee. PRESTIGE PROPERTIES charges 7% of your total vacation cost to supply you with vacation rental insurance. The actual policy is between the guest and Travel Guard. You may also purchase your own travel insurance through Travel Guard by visiting: travelguard.com. SECURITY DEPOSIT Guests are required to pay a security deposit 60 days before their arrival date. We also ask for a valid credit card to hold on file and reserve the right to charge the card if we find any damages or changes made to the house during your stay in excess of the security deposit. If the vacation home is returned in its original condition, with no damage, the security deposit will be returned in full within 7-10 business days. DAMAGES Renter agrees to provide a valid VISA, MASTERCARD, DISCOVER, OR AMERICAN EXPRESS credit card in case damages exceed the security deposit amount. Prestige Properties of Charleston reserves the right and the guest authorizes Prestige Properties of Charleston to charge the guests credit card for the cost of repairs, replacement, services, telephone charges or extra cleaning for all damage, breakage and/or loss incurred during his/her stay. In the event of damage to the premises, its equipment, furniture, or carpeting, Guest shall be responsible for ANY and ALL costs, including collection costs and attorneys fees. Documentation detailing damages and charges will be provided to the Guest. Guest shall report any damage noted upon arrival to avoid any Damage/ Security Deposit charges. CANCELLATION POLICY All notice of cancellation must be in writing. Except as provided by Travel Insurance, cancellation at any time results in forfeiture of your initial deposit. Cancellation within 60 days of arrival results in the forfeiture of your entire deposit. Refunds are not given for cancellations for any reason including: weather, travel delays or illness. There are no refunds for early departures. Should the owner of any property elect to remove their property from our rental program, the guest shall not hold Prestige Properties of Charleston liable. In such an instance, Prestige Properties will make every effort to relocate the Guest to another suitable property, as determined by Prestige Properties. If comparable accommodations are not available, as determined by Prestige Properties, the guest will receive a full refund. WEATHER Prestige Properties will not refund for any weather-related issues, including but not limited to, tropical storms, hurricanes, tornadoes, snow, etc Any inability to arrive at the property due to weather is also not a cause for a refund of any kind. Please consider purchasing Travel Insurance to protect your trip.
NO SMOKING All of our properties are NON-SMOKING properties. EVIDENCE OF SMOKING ANYWHERE ON THE PROPERTY WILL RESULT IN AN IMMEDIATE $500. FINE. In addition, guests violating this policy will be asked to vacate the premises with no refund. PETS PRESTIGE PROPERTIES does NOT ALLOW PETS OF ANY KIND in our luxury home rentals. Evidence of pets on any one of our properties will result in an immediate $500. fine per pet and immediate termination of occupancy will occur without a refund. EVENTS Some of our homes allow events to be hosted for an additional fee. Please inquire about these properties if you are interested in hosting a large event or gathering such as a: wedding, engagement party or group corporate event. OTHERWISE, NO PARTIES OR LARGE GATHERINGS ARE PERMITTED IN OUR HOMES AT ANY TIME. Prestige Properties reserves the right to inspect the property at any time during your stay to guarantee that this stipulation has not been violated. If you violate the terms of this clause, Prestige Properties reserves the right to refuse rental, cancel an existing reservation or terminate occupancy without refund. WARRANTIES Rental property equipment and amenities such as TVs, appliances, air conditioning, pools, hot tubs, etcmay require repair or replacement during your stay. In such case, please notify Prestige Properties promptly. We will make every effort to correct the situation, including making another property of comparable quality available for your use. If this is not an option, Prestige Properties may choose to issue a partial refund.
