Summative Assessment F-1: Working Drawings for Two-Story Single-Detached Residence

I. PROJECT TITLE (and General Description)

Proposed Economic Residential Project [consisting of a One hundred eighty (150.0) Square Meter
Maximum Gross Floor Area (GFA), Two (2.0)-Story, Single-Detached with Site Development
Planning, on a Site with a Relatively Flat Slope.

II. STATEMENT OF THE ARCHITECTURAL PLANNING AND DESIGN PROBLEM

An optometrist and his wife, a registered nurse (the “Clients”) has decided to propose a residential
project in their conjugal property located within the area of Veterans Village, Quezon City, where both will
be residing soon.

The Clients preferred to hire a registered and licensed architect (RLA) to work on towards the
production and completion of the Project plans and designs, although they have their own preferences in
terms of the spaces within the proposed Project.

The Client initially requires architectural plans and designs for the following Project components:

1. The architectural plans and designs for the 180.0 square meter maximum GFA single-attached
residence;

2. The site development plan for the grounds of each unit where the Total Lot Area (TLA) is at
One hundred eighty (150.0) Square Meters, with dimensions of ten meters (10.0 m.) as
frontage/lot width and fifteen meters (15.0 m.) lot depth; and

The GFA only refers to enclosed floor areas above grade (or natural ground) level and excludes all other
floor areas if these are still to be introduced at a later time.

Each Rowhouse Unit shall be a two (2.0)-story economic development of residential structure sited on
a 150.0 square meter lot. The residence shall be constructed on the acquired/pre-selected 150.0 square meter
property of the Client which is situated in an area with a high density residential (R-1) zoning classification.

While the Residential Units are to be developed into Single-Detached Residential structures, their
location in a R-1 zone.

The architectural plans to be produced by the RLA to be commissioned by the Client (that is You!),
must comply with the minimum setback/yard under the Implementing Rules and Regulations (IRR) of Presidential
Decree (P.D.) No. 1096 (National Building Code of the Philippines, otherwise known as the NBCP), which may be
exceeded and/or actually creatively interpreted (for subsequent approval by the local Office of the Building official
or OBO).

III. PROJECT OBJECTIVES:

a. To produce the complete architectural plans and designs for the typical economic, low-rise,
single-detached residential building to be sited on a R-1-zoned property;
b. To prepare the related architectural drawings and specifications to complete the architectural
design drawings for the Project, in full compliance with the Client instructions; and

IV. PROJECT SITE FEATURES:

The Project site has a ten (10.0) meter wide frontage that faces the south and a depth of fifteen (15.0)
meters. The project site has a relatively flat slope sufficient enough for the water to run-off towards the RROW
[with one six hundred millimeter (600 mm) wide paver-lined sidewalks on both sides of the road]. The surface of
the average elevation of the sidewalks shall be considered as elevation 0.0 m. for the Rowhouse Units.

The orientation of site and other project site features shall be subject to the faculty’s instructions.

V. ARCHITECTURAL DESIGN and SITE PLANNING

The following development controls apply to the Project site:


a. Zoning classification is Basic R-1 (for rowhouse residential land use, ranging from one (1) to three
(3) stories in height; it should be carefully considered that the Client has given a very specific
instructions that the rowhouse structure will be constructed of only two (2) stories in height.
b. Based on Client instructions and party based on the NBCP and its IRR, the Project shall also attempt
to meet the following development limitations:
1. A Building Footprint (per Rowhouse Unit) which can comply with the IRR of NBCP;
2. A Building Height Limit (BHL) of ten (10.0) meters, measured from the average elevation of the
sidewalk.
c. The ground floor will be constructed with reinforced concrete and masonry construction system; the
second floor will be constructed with timber framing system; roof framing will be constructed with
timber truss system; firewalls (if any) shall be constructed using concrete masonry system and must
comply with the prescription of the IRR of NBCP.
d. Roofing will be dos aguas at the front part of the residential building and cuatro aguas at the rear
and other parts of the structure.

VI. MINIMUM SPACE REQUIREMENTS:

The stated Project requirements are as stated hereafter. Should the requirements exceed the
development controls and/or the Client conditions under item V above, the necessary adjustments have to be
made by the RLA (that is You!) to fully comply with the stated controls and/or conditions.

A. Enclosed Spaces broken down as follows:

1. Ground Floor Plan indoor components:


 Kitchen/Living/Dining Areas;
 Dining Area for at least 4 persons;
 Kitchen provisions for Refrigerator, Gas Range, and Sink
 Living Area adjacent to Dining
 Toilet and Bath;
 1.5-meter width
 provision for Lavatory, Water Closet, and Shower/Bath
 Stairs
 1.0-meter minimum clear width, exclusive of railing and zocalo
 250 mm minimum tread depth measured from nosing to nosing
 Maximum 200mm riser height
 Master Bedroom;
 Provided with own Walk-in Closet (WIC) and Toilet & Bath (T&B)

2. Second Floor indoor components


 3 Bedrooms;
 Stairwell;
 Common Area

B. Semi-Enclosed and Outdoor Areas broken down as follows:

1. Ground Floor Plan outdoor components


 Front/Entry Porch;
 Carport accommodating at least one (1) car;
 Laundry/Service Area;
 Green Area

VII. OVERALL DRAWING REQUIREMENTS:

 All drawings must be drawn in pencil only.


 All drawings must be provided with necessary annotations required for working drawings.
 Proper line weights must be applied.
 Layout on 20” x 30” tracing paper with title block (Refer to Title Block format provided)
 Submission must be blue-printed.

A. AR-1.00: Cover Page

 Site Development Plan for the entire 150.0 Square Meter Project Site at minimum scale 1:200
Meters (M) and showing the following key information:

 The Site Development Plan (SDP) showing the Building Footprints for the given Project Site;
 Highlight accessibility features (provisions for the disabled to comply with B.P. No. 344);
 Site perimeter security features, e.g., perimeter wall or fence, pedestrian/vehicular barriers,
guard outposts (if applicable), etc.;
 Pedestrian access systems;
 Call out/indicate areas to be landscaped (hard-scape and soft-scape);
 The elements within the site and RROW, particularly the sidewalks and basic street furniture
(only if necessary);
 The adjoining land uses; and

 Ground-level (man’s eye view) Exterior Perspective for one (1) Rowhouse Unit, at any convenient
scale;

B. AR-2.00: Floor Plans and Roof Plan
