Chapter one:
Introduction
1.1. Introduction

• Efficient and effective implementation of


construction projects require good knowledge of
characteristics for and among resources (Materials,
Money, Manpower and Machineries (the 4 M’s)),
activities and stakeholders.

• The aim of construction management is to facilitate


the execution of work in a planned and efficient
manner as per designs and specifications within the
prescribed time limit and with the greatest possible
economy in construction cost.
• To achieve these aims the management must have
the following two major functions.
1. Planning
2. Scheduling
Mgt at any level involves 5 function
1. planning
2. Organizing
3. Staffing
4. Leading
5. Controlling
 Out of the 5 tasks planning is

 The base for the rest tasks

What is planning?
• Planning is the devising of a workable scheme of
operations to accomplish an established objective
when put into action.
• It is an advance thinking of as to what to do, how to
do, when and where to do, what is needed to do ,
who do it, how much does it cost to do it, in order to
achieve the project goal.
Why plan? Purpose of planning:

Every project is subjected to constraints


Characteristics of planning
1. Planning is a continuous process
2. Planning is done at each level of mgt
3. Plans are arranged hierarchically
• Company plan
• Departmental
• Sectional
• Operational
Planning involves
a) Setting goal
b) Preparing means to achieve them

• Goal is a desired future state

CONSTRUCTION PLAN
A construction project has different plans at
stages.
Inception/ concept stage

Engineering/ Design stage

Implementation/ Construction stage

Construction planning is made in the

1.3. Construction Scheduling Fundamentals
• Scheduling is timing of the approved work plan.

• Construction schedule is defined as a time-phased


plan that indicates the planned starting and ending
dates for each of the work elements, which make up
the total amount of construction work to be
performed (Eldosouky 1993).
is a mechanical process for setting in sequential
order of various operations by the dates of starting
and completing each operation of the work.
During fixing of start and finish time of each
operation suitable margin should be given for
unexpected delays due to bad weather, lack of
proper labor, etc.
 The schedule should also indicate quantity of
work involved, material, labor, equipment,
money required and allotted time to each
operation and the process of work.
Principal use of schedule for different phases:

Before Starting
Provides an estimate of time required for each
portion of the project as well as for the total project
[in both rough and detail].
Establishes the planned rate of progress in terms of
phases or operations
Forms the basis for managers to issue instructions to
subordinates
Establishes the planned sequence of operations for
the use of manpower, materials, machines and
money.
During Construction
Enable the manager to prepare check list of key
dates, activities, resources, and soon.
Provides a means of evaluating the effect of changes
and delays measurement
Serves as the basis for evaluating progress
Aids for coordination of resources.
After completion of construction
Permits a review and analysis of the project as
actually carried out on the bases of plan
Provide historical data for improving future planning
and estimating.
• Scheduling can be classified or created as follows:

1. Work schedule

2. Material Schedule

3. Labour Schedule

4. Equipment schedule

5. Financial Schedule
1. Work Schedule
It mentioned
• the amount of work,
• rate of completing the work,
• number of manpower required (both skilled and
unskilled)
• number and type of equipment needed and
• interrelationship of various operations
Therefore the sequence of various operations is given
the date of completion of each operation.
2. Material Schedule
It is a schedule which shows the dates of delivery
and storing of each type of material at site.
The materials should be delivered at the project site
before it is needed.
An excessive and early delivery is not desirable.

3. Labour Schedule
It will indicate the nature and quantity of labour
required for the execution of different operations on
different dates during certain weeks.
The Project Manager/Engineer should arrange the
labour in such away so that there are minimum
labour fluctuations.
4. Equipment Schedule:
Equipment schedule shows the types and quantities

of equipment required on particular dates in the


entire project based on the planned productivity.

5. Financial Schedule
Financial schedule shows the flow of money into a
project.
A construction schedule may be used to estimate the
amount of funds that a contractor must provide in
financing a project during construction.
