YEAR OF COMPLETION: 2011

LOCATION:VICTORIA,CANADA
Victoria is a low- to mid-rise city with a good
ratio of mixed-use design in most areas, high
public activity at the street level.

The program for The Atrium building was to


design a mixed-use class A building with
appropriate density to respond the current market
condition.

Including large floor plates and construction to


meet Canada's Green Building Council's LEED
Program's Gold Standard.
THE ATRIUM

The site is located in Canada occupying a


prominent and distinctive corner property in the
main business district of downtown Victoria. It
measures 2,04,000 sq.ft. prioritizing urban fit,
sustainability, and occupant well being.

that is above all the result of social and
demographic evolution, reconciling
densities and land uses to
trigger development.​

The Atrium is considered a successful


project setting an example that speculative
office building could be a catalyst for
revitalization of a moribund urban area and
contribute somehow to city life
Since the very beginning, the
building has become a well-known
venue that attracts performing arts
organizations and charitable groups.
The Atrium, as it is known locally,
has hosted music concerts,
festivals, fund-raising dinners, and
conferences.
The ATRIUM reflected several guiding principles:
o Allow for efficient operational flexibility
o Create a market leading office project
o Prioritze green building technologies that increase the comfort and health of
occupants
o create a space for a lively public forum
FORM DEVELOPMENT

• Located centrally with seven-stoerey high glazing connects the urban
room to street
• Helps in day lighting strategies
• Maintain internal environment
• Transparent ground floor invites people to walk
past, look in and stay a while.
• Rain garden surround the building ,creates a unique
street edge.
Central Space

Since the very beginning, the building has become a well-


known venue that attracts performing arts organizations and
charitable groups.
The Atrium, as it is known locally, has hosted music

CONTRAST
The use of Ductal, ultra-high performance concrete was
the result of process that started with the architects’
desire to use a material that could provide a contrast to
the glossiness and reflectivity of the fenestration.

Green Roof Technology
 One major points among Le Corbusier’s five point of
architecture
 Help to insulate a building from unwanted sound
 Increase roof life span dramatically by protecting
waterproofing membrane
 Reduction in energy usage
 Helps to moderate the temperature of the surrounding
 Also contributes in passive cooling and heating
Natural lighting and ventilation

The seven-storey central atrium space functions as the


building’s return-air plenum, and allows daylight into the
heart of the structure.
Conditioned air is delivered near the floor, so the air
requires less cooling.  Convection draws the air to heat-
generating occupants and equipment, where it’s needed.
As the air warms, it rises naturally to exhaust through the
ceiling. Displacement ventilation uses less energy to
deliver higher quality air
Maximum green spaces within
and around the building
Rain garden surrounds the building creating a unique street
edge- a first in Victoria designed to catch and clean
polluted street run-off and soften the cityscape

Additionally, the building’s palette of natural, durable


materials brings a welcome sense of stability and longevity
to the neighbourhood.

Interior of the complex also welcomes its visitors with


green trees and open comfortable spaces.
