CONSTRUCTION SPECIFICATIONS
FOUNDATION

1. Pillar hole: Marking with pillar hole 5*4 size, 6-inch concrete level with 40
mm stone and robo sand with 53 grade ultra tech cement.
2. Matting 10 mm steel {Sarvotham TMT} Matting size 7”/7” Threading with TATA
Binding wire Only
3. 4 bags ultra tech cement each bag for mixing material 7 basin robo sand, 8 basin
20 mm stone with manual mixing
4. Basement: 2 Feet Depth, 2.6 feet width [ 6” inch concrete level Filling with 40 mm Stone
& Robo sand mixing], The construction foundation needs to be at least 5 to 6 feet. The
height of the house should be 3 feet or more.
5. Ground level granite stone work.
6. Water Tank [sump]: 6000 ltr tank capacity with 8 inches red brick wall with sand mixing.
Cement 43 grade [Nagarjuna cement]. Tank finishing with two coats plastering with river
sand with sponge finishing [ kaleswaram, Godavari River sand] with concrete slab
matting with 8mm steel.
7. Lokaram: plinth beam level Filling with moram with water lokaram [water quiring].
8. Steel: Sarvotham steel 550 TMT, TATA Binding wire
9. Cement: Slab for Ultratech cement. For wall construction & plastering &
sponge Finishing, Roof flooring Using 43 grade cement [Nagarjuna].
10. Karimnagar 10 rupees red brick should be used for the construction of complete house.

11. Plinth Beam: Plinth beam size 9’ inch, using steel Sarvotham 550 TMT for 10 feet
below,6 number 12 MM rods, 10 to 15 feet below Using steel Sarvotham TMT 4 number
16 mm rods, 2 number 12 mm rods. Colum Rings with 8 mm rods, each ring gap 7 inch.
With concrete mixing.
12. Stair case steps: step size 3 feet 3 inch, Using iron rods 10- & 8-mm
rods. Step and Landing size 4 inch.
Stair case wall construction with Karimnagar red brick. [ brick cost 9 rs] Using 43
grade cement. Each bag 25 basin sand mixing.
13. Colum's: Colum size 9 inch/ 1 feet OR 9 inch/ 15 inch [ Colum Height 10 feet] using
iron rods 6 No’ 16 mm rods
Colum rings with 8 mm rods. Threading with TATA Binding wire.

SLAB & WALL CONSTRUCTION

Slab: slab thickness 5 inch [ matting size 5 inch/ 6 inch with 8, 10 mm rods]
Slab Height: Slab height 10.3 feet [9.3 feet column height + 1 feet beam height]
Note: Parking slab height 10 feet only

MANAGING BY THE OWENER

1. Water for construction purpose should be provided by the owner.


2. Electricity for construction purpose should be provided by the owner.
3. Electricity connection charges, municipal taxes, and any other taxes
for government should be Paid by the owner.
4. Any other items not mentioned in specifications will be at extra cost Paid
by the building owner to the builder.
5. If any problem on site comes owner is responsible.
6. Building permission providing by the owner

1. During the construction/renovation of the proposed Complex and until the requisite areas are
delivered to the “FIRST PART/OWNER”, all the materials and machinery used in the course of
construction work/time shall be the sole risk of the “SECOND PART/CONTRACTOR” and the
“SECOND PART/CONTRACTOR” shall be liable for damages, injuries or losses or destruction
caused to any person/s or machinery used.
2. In the event of “FIRST PART/OWNER” being made liable for any loss by third party during the
construction period on account of the problem, if any in construction aspects, the “SECOND
PART/CONTRACTOR” agree and undertake to indemnify “FIRST PART/OWNER” against all
persons, claiming on “SECOND PART/CONTRACTOR” from all such losses, damages, costs
of defending any such action and the like, that may be relating to construction aspects
3. That it is hereby agreed that the “SECOND PART/CONTRACTOR” alone be responsible for all
workmen and others engaged in the construction work in the schedule property. The “FIRST
PART/OWNER” shall not be liable and accountable for any claim made by any third parties
arising out of construction work.
4. The “FIRST PART/OWNER” shall have every right to visit the premises at all reasonable hours
and to verify whether the construction is in conformity with the standards specified above to this
agreement or not.
5. Wastage clearance (from the site) arising out of renovation and construction work will be sole
responsibility of the “SECOND PART/CONTRACTOR”
