2.The LESSEE aggress to pay a sum of Rs. 1,50,000/- (Rupees One Lakh fifty
thousand Only) (Cheque No-000227 dated on 14-10-2024) as security Deposit
as cash . The said Security Deposit will not carry any interest but refundable by the
LESSOR to the LESSEE at the time of vacating the schedule mentioned premises,
after detecting any arrears in rent, after adjusting necessary charges and after
deducting damages if any caused to the schedule premises.
The LESSOR hereby further agrees to raise the rental amount 5% upon the rent
fixed herein once in a year.
3.The LESSOR hereby covenants with the LESSEE as follows :
(a) The LESSOR shall put the LESSEE in possession of the said property on the said
day of November 2024.
(b) Upon the LESSEE paying the rent as agreed herewith observing and performing
the covenants and conditions, herein contained the LESSEE shall quietly and
peaceably hold, possess and enjoy the said land during the said term without
any claim, interruption or disturbance by the lessor or any person claiming
under or in trust for him.
(c) If any sublease in noticed it in violation of agreement and the agreement in
deemed to be cancelled.
(d) The LESSOR agrees every month rental amount pay every month before on 5 th
4.The LESSEE hereby covenants with the LESSOR as follows :
(a)The LESSEE shall pay Electricity consumption charges, gas charges, as well
as water usage charges for the scheduled premises and the same shall be
payable to the Electricity Department or to the Corporation of Chennai or the
said prestige Bella Vista Residents Association, as the case may be.
(b) The LESSOR will pay the property taxes and other taxes payable to the
Municipality / Corporation or to any other Department with regard to the
scheduled premises.
(c) The LESSEE shall not use the said premises for illegal activities and any act
on the part of the lessee which amounts to sub lease or use for illegal activities
will result in the termination of this agreement.
(d) After the completion of 11 months of lease, the lease may be renewed by
mutual agreement for a further period of 11 months on the same terms or on
terms agreed by the parties to this agreement at that time subject to a minimum
rent increase of 5%.

2. The Lessor will pay the property taxes and other taxes payble to the
Municipality / Corporation or to any other Department with regard to the
scheduled premises.

3. The lessee shall affect minor repairs whenever and wherever necessary at their
own cost.

4. After the completion of 11 months of lease, the lease may be renewed by


mutual agreement for a further period of 11 months on the same terms or on
terms agreed by the parties to this agreement at that time subject to a minimum
rent increase of 5%.

5. The Lessee shall pay the monthly rent in favor of the lessor direct Bank credit,
on or before 5th of every English Calendar Month.

6. The Lessee shall not be entitiled to adjust the security deposit amount against
the monthly rent payable. The security deposit shall be refunded by the Lessor to
the lessee in one lump Sum without interest at the time of delivery of vacant
possession of the leased premised by the Lessee, after deducting there from any
amounts of rent, electricity, maintenance dues etc., payable in respect of the leased
premises by the Lessee and the cost of repairing / cleaning of damages, if any,
caused to the premises by the lessee.
7. The Lessee hereby undertakes not to carry out any structural or material
alteration to the said premises without prior written permission from the lessor.

8. The Lessee shall not use the said premises for illegal activities and any act on
the part of the lessee which amounts to sub lease or use for illegal activities will
result in the termination of this agreement.

9. The Lessee shall use the premises only for residential purpose. It shall not be
used for any official or commercial purpose or for storing any material or their
stocks. It shall not be used as a Godown.

10. The Lessor or his agent is at liberty to inspect the premises at all reasonable
times during the said term of lease to examine the condition of the said premises.
11. If the lessee commits default in payment of the lease rent or commits breach of
any of the terms and conditions of the agreement, the lessor shall be at liberty to
terminate the lease after giving 30 days notice in writing.
