SPECIFICATION

PROPOSED TWO STOREY RESIDENCE


(PROJECT)

I. LEVELLING OF GROUND

The ground shall be graded properly where the proposed project is to be located and
where so indicated in the plan, shall be filled in accordance to the required elevation.

II. FORM WORKS

Scaffolding shall be 2” x 3” coco lumber, ordinary plywood and 2” x 2” good lumber for
column, slab and beam forms.

III. CONCRETE WORKS

Excavation for footings and septic vault shall be done strictly in accordance with the
given sizes and depths. All concrete materials shall conform to approved specifications.

IV. MASONRY WORKS

Use 6” CHB for Fire walls, 5” CHB for Exterior walls, and 4” CHB for Interior walls. All
walls shall be provided with plaster cement finish.

V. FINISHING WORKS
 Wall Tiles (Linen & Laundry room):
 Use 30 cm x 60 cm x 12mm thk Polished Ceramic Tiles “Off white”.
 Apply the necessary Tile Grout & Adhesives, “ABC brand”. Match Grout
color on tile color, provide samples for approval.
 Floor Tiles (Linen & Laundry room):
 Use 30 cm x 30 cm x 12mm thk Non-skid Homogeneous Tiles "Light
Gray”.
 Apply the necessary Tile Grout & Adhesives, “ABC brand”. Match Grout
color on tile color, provide samples for approval.
VI. Floor Tiles (Garage Area):
 Use 60 cm x 60 cm 12mm thk Non-skid Ceramic Tiles "Beige” [FF-01].
 Apply the necessary Tile Grout & Adhesives, “ABC brand”. Match Grout color
on tile color, provide samples for approval.

VII. Painting Works (Interior Plain Walls):


 Sanding and sealing of the surface shall be followed by a priming coat.
 When thoroughly dried, apply 1 coat of primer and sealer.
 2 Finish coat of Semi-gloss Latex paint.
 All painting materials to be used are “Boysen Permacoat” brand.

VIII. Painting Works (Exterior Plain Walls):


 Sanding and sealing of the surface shall be followed by a priming coat.
 When thoroughly dried, apply 1 coat of primer and sealer.
 2 Finish coat of Semi-gloss Latex paint.
 All painting materials to be used are “Boysen Permacoat” brand.

IX. Painting Works (Ceiling):


 Sanding and sealing of the surface shall be followed by a priming coat.
 When thoroughly dried, apply 1 coat of primer and sealer.
 2 Finish coat of Semi-gloss Latex paint.
 All painting materials to be used are “Boysen Permacoat” brand.

X. Painting Works (Furniture & Fixtures):


 All new areas and items shall be properly primed.
 When thoroughly dried, apply 1 coat of primer and sealer.
 All fabricated and built-in items like cabinets, storage, tables, counter tops
and shelves are in 2 Finish coat of "DuPont Ducco" matte wood grain finish"
CARPENTRY WORKS

Gypsum Board (Ceiling):

 Use 1/4”or 6mm thk. x 4’ x 8’ Gypsum Board "Boral", 1-1/2” x 1/8” steel angle and
accessories. Provide support at a minimum of 60 cm x 60 cm & maximum of 120 cm x
120 cm spacing both ways.

Marine Plywood (Cabinets & Shelves):

 Use 1/2”or 12mm thk. x 4’ x 8’ Marine Plywood

DOOR AND LOCKSETS

Main door shall be panel type, flush doors for bedrooms and PVC door for toilet and bath. Use
“YALE” brand or approved equal for all locksets and hinges.

WINDOWS

Use Powder coated aluminum windows with 6mm thk. Clear glass.

ROOFING WORKS

Roof framing shall be made of 2” x 6” G.I. Tubular and 2” x 3” G.I. C - Purlins for trusses.
Roofing materials shall be made of .50mm thk. pre-painted sheet, gutter, flashing and ridge roll
shall be prefabricated.

STEEL & FRAMING WORKS

Metal Furring (Ceiling):

 Use Ga. # 18 Carrying Channel with appropriate hanger supports bolted on Structural
slab.
 Use 60 cm x 60 cm spacing in both ways for Metal Furring Ga. # 20 on ceiling.
PLUMBING WORKS

Water closet, shower set and lavatory with faucet shall be water saver and “HGC or
AMERICAN STANDARD” brand or approved equal brand. PPR pipe white “LAMCO” or
approved equal brand for water line, PVC pipe orange “NELTEX” for sewer line. Use Stainless
kitchen sink “SS304” for kitchen counter.

ELECTRICAL WORKS

Wires:

 Heat resistant thermoplastic wire (THHN) insulation, with minimum size of 3.5mm2 is to
be used.
 "Phelps Dodge or Royu" brand.

Switches & Convenience Outlets:

 Use “Panasonic brand or approved equivalent” for Switches & Convenience Outlets.

Lighting Fixtures:

 12 watts, 6” Recessed Square LED Panel light with driver (Daylight), “Ecolux or Liteplus
brand”.
 3 watts, 4” Recessed Square LED Panel light with driver (Daylight), “Ecolux or Liteplus
brand”.
