WHAT IS PD 957?
The Implementing Rules and Regulations of PD 957 and BP 220 were promulgated by the
Housing and Land Use Regulatory Board to establish different levels of standards and technical
requirements for condominiums, subdivisions, and economic and socialized housing projects in
urban and rural areas. The revised rules and standards for BP 220 and PD 957 cover the
following:
Minimum design standards
Procedure and requirements for the application and approval of subdivision and condominium
plans
Procedure and requirements for registration and licensing of subdivision and condominium
projects.
Procedure and requirements for registration of real estate dealers, brokers, and salesmen.
Miscellaneous provisions: complaints, hearings, penalties, etc.

Residential subdivision projects shall conform with the following minimum design standards,
applicable local government units' (LGU) zoning ordinances as well as pertinent provisions of the
National Building Code if project is with housing component:

Required for projects 1ha. or more Multi-purpose center required for

3.5% minimum (20 lots /ha.) projects 1 hectare or bigger

9.0% maximum (65 lots / ha.) These areas are non-saleable

BUT not less than 100 sqm.
