A. PROJECT TITLE AND GENERAL DESCRIPTION
A Proposed One (1) Storey, Paradise Travelers Inn, on a Project site with a 1:1 slope downhill
towards east direction.

B. STATEMENT OF THE PROBLEM


From one of the most well-known tourist spots in our country, a paradise that will give not only
a view and great atmosphere but as well as superb convenient and satisfaction to pamper every
beat of their desire.

The project development shall provide all services that will pamper them from head to toe.
Consider day-in/ day-out and night in/night-out of transient. Let the transient feel the humid of
the location even within the premises. All rooms should be within the unilateral corridor to
enjoy the wonderful taal view. Provide alternative options on room accommodations for
travelers that will suit their needs. All rentable rooms should have toilet and bath. Provide
administrative office with information counter, Restaurant with coffee shop on open deck taal
lake view with access in all rooms and common toilet facilities. Provide bilateral 90 degrees
parking for visitors and guest at the north side of the lot that will make the restaurant and
coffee shop open even for by-passers.

C. PROJECT SITE FEATURES


The project site is an inside lot, located in Tagaytay City with 76-meter wide frontage that is
facing National Highway with 12-meter wide road toward North going to people’s park and 2-
meter sidewalk. The 56-meter depth is within1:1 slope downhill toward east direction. Consider
setback requirement as set forth by local authorities, 5-meter front setback.

D. DESIGN OBJECTIVES

a. To plan/ design the Project that will consider indigenous materials with application of natural
stone that will create a paradise ambiance.
b. To plan/ design the Project that will consider security and safety of tourist for their peace of
mind.

c. The Project should consider asbestos shingles on wooden trusses with built-up beams

d. Provision of viewing deck in all room accommodation on the rear side.

E. DESIGN CONSIDERATIONS

a. Function and efficiency;


b. Architectural character and form;
c. Aesthetics and landmark quality;
d. Wind, noise, odor and view orientations;
e. Amenities, Facilities, Services and Utilities (AFSU) if introduced;
f. Security and Safety Features;
g. natural and artificial ventilation where applicable; and
h. the Developer’s market research group has determined that the building exterior shall
be along modern lines/styles fused with select Filipino Design Elements.

F. BASES OF GRADING (IN ORDER OF PRIORITY):

- Functionality (including full satisfaction of the prescribed building use/s per floor or level,
the provision of vertical and horizontal access systems, proximities, TGFA compliance
and the like), space planning (including furniture or equipment layouts if/ where
required, TGFA and parking computations and the like) and inter-relationships of
exterior and interior activity areas (including orientations, relationship/s between the
road right-of-way (RROW), yards and the building, treatment of transition spaces such
as sidewalks and yards, general environmental design solutions and the like);

- Full conformity to design instructions (where non-compliance/s by the designer can result
in point deduction/s), completeness of the plan and design solution/s (showing all of the
prescribed/ required architectural and/ or engineering and allied design elements) and
completeness of drawing requirements (with no extra drawings which shall not be
awarded points);

- General compliance with accepted architectural plan and design standards (including
height clearances, door and window sizes, parking slot sizes, corridor and ramp widths,
toilet and kitchen layouts and the like), setbacks and yards, sidewalk and carriageway
elements/dimensions, turning radii, ramp inclines, use and placement of trees and
greenery, use of slopes, street furniture where applicable, drainage/ waste management
features, security/ safety features and the like) and building construction standards
(includes material selection, modular material sizes and the like);

- Architectural character (includes matching the required architectural character with the
intended use/ function) and aesthetics (includes the good use of form/ scale/
proportion/ balance, the general satisfaction of basic architectural design principles and
the like);
- Compliances with national building laws that are in full effect, including:
i. the 2004 Revised Implementing Rules and Regulations (R-IRR) of the 1977
National Building Code of the Philippines or NBCP (otherwise known as
P.D. No. 1096);
ii. the Law to Enhance the Mobility of Disabled Persons (otherwise known as
B.P. No. 344) and its IRR; and
iii. The Fire Code (otherwise known as P.D. No. 1185) and its IRR.
