GENERAL SPECIFICATIONS

1. EARTHWORKS
a. Protection of Existing Facilities
i. Exercise particular care when excavating in the vicinity of existing structures or those
under construction. All items adjacent to the site and items within the site, except
those designated to be removed, shall be properly protected and maintained in a
satisfactory manner.
ii. The Contractor shall take every precaution against any movement or settlement of
existing or new construction, utilities, paving, walks, light stands piping, conduits,
adjoining properties and shall provide sheeting or shoring necessary in connection
therewith. The Contractor shall be entirely responsible for the strength and
adequacy of all bracing and shoring and for the safety and support of such
construction.
iii. Before excavating over or adjacent to any existing utilities, notify the Owner of such
utilities to ensure that protective work will be coordinated and performed by the
Contractor in accordance with the requirements of the Owner of the utility involved.
If any existing service lines, utilities and utility structures that are to remain in
service are uncovered or encountered during these operations, they shall be
safeguarded, protected from damage and supported if necessary.
b. Clearing & Grubbing
This work shall consist of the removal of all superficial obstructions including trees,
shrubs and the like on site in the way of or otherwise affected by construction of the
proposed structures on the drawings.

c. Excavation
i. Provide adequate shoring and bracing that may be required to protect the sides of
excavations from caving-in.
ii. Keep all trenches and pits free from water resulting from any source. Should this
require pumping, it is to be done so as not to allow water to accumulate before back
filling.
iii. Undertake excavation of work to grade and lines required. Trim excavations to
required line and grades.
iv. Excavation works shall include removal of such materials as may have to be removed
as a result of slides, slips, cave-ins or filling due to action of natural elements.
d. Back filling and Filling
i. After the forms have been removed from footings, walls, tiebeams and when the
concrete work is hard enough to resist pressure resulting from fill, the materials of
excavation shall be used for back filling around them. All materials for the back fill
shall meet the approval of the Architect and/ or his representative.
ii. The filling shall be placed in layers not exceeding 6” in thickness, each layer being
thoroughly compacted and rammed by wetting, tamping or rolling. Later, after the
back fill has settled, fill all shallow places to bring same up to grade.

2. CONCRETING
a. Concrete Formworks
Use 12mm (1/2”) thick Marine Plywood braced with Coco lumber and applied with a
form release agent at its casting surface before each casting
b. Cast-in Place Concrete
i. Cement
Portland cement or approved equivalent conforming to standard specifications
ii. Aggregates
(1) Gravel
From well graded, clean, washed, hard particles of gravel or crushed rock
conforming to the standard specification for concrete aggregates. Use 38mm
(1 ½”) maximum for slabs and 19mm (3/4”) for columns and beams
(2) Sand
Clean, washed sand and free from organic materials
(3) Water
Shall be clean and free from injurious amounts of oils, acids, alkali, organic
materials or other substances that may be deleterious to concrete or steel.

iii. Concrete mixtures


(1) CLASS A-1 20.7MPa (3000 psi) for reinforced concrete slabs, beams, columns,
reinforced concrete walls, canopy and retaining walls
(2) Admixtures may be used in the concrete to facilitate the workability and
placement. However the use of admixture shall be subject to approval.
c. Reinforced Steel
All reinforcing steel bars used shall be new and free from rust, oil, defects, grease and
kinks.

3. MASONRY
a. Concrete Hollow Block (CHB)
Use 150mm (6”) thick CHB as indicated in plans
b. Mortar & Plastering Works
Mix mortar at the site using materials conforming to ASTM C270 to obtain type of
mortar required. Mortar for laying concrete hollow blocks shall be one (1) part Pozzolan
Cement and (2) parts washed sand.
c. Laying of Concrete Hollow Blocks
Laying concrete hollow block units in common bond with 3/8” joints. Vertical and
horizontal reinforcements of 10mm diameter deformed bars shall be placed 0.80m
vertically and 0.60m horizontally on center. All masonry block cores shall be filled with
grout.

4. CARPENTRY
a. Fascia
Use 12mm thick Hardie Senepa with 150mm width screwed to the C-purlins with 1 ¼”
Streaker Grabber spaced at 0.20m
b. Ceiling
4.5mm thick fiber cement board (James Hardie) on 2”x 3” Matimco FJ wood framing
joist spaced every 0.60m and bridging at every 1.20m
c. Flooring
Owner supplied laminated wood flooring on 18mm thick Fiber Cement (James Hardie)
substrate
d. Stair Tread & Railing
Kiln dried Lauan wood treads and railing in Walnut stain varnish finish

5. DOORS & WINDOWS


a. All timber doors shall unless purpose made propriety articles of approved brand be
constructed with stiles and rails mortises, tenoned, glued and pinned together to
receive panels.
b. All doors when hung shall be perfectly vertical and accurately filling their openings. The
maximum permissible gap below doors shall be 6mm.
c. All utility area shall be owner supplied PVC doors.
d. All exterior glass door and windows shall be 6mm thick tempered glass on white powder
coated aluminum frame
e. All interior swing door shall be on solid wood finish

6. FINISHES
a. Type of Finishes
i. Plain cement plastering wall finish for exterior walls (Foam Finish) with mixture
consisting of one (1) part Pozzolan Cement and two (2) parts clean, washed sand,
measured by volume
ii. Plain cement plastering wall finish for interior walls (Smooth Finish) with mixture
consisting of one (1) part Pozzolan cement and two (2) parts clean, washed sand
measured by volume.
iii. Floor finish for the third floor bedrooms and hallway shall be Owner supplied
laminated flooring on 18mm thick fiber cement board (James Hardie) substrate.
iv. Floor finish shall be Owner supplied Ceramic tiles for the second floor and ground
floor.
v. For toilet and baths: Use Owner supplied unglazed ceramic tiles for flooring and
glazed tiles for walls.
vi. For stair railings use 25mm square tube and 6mm thick flat bar metal on white
powder coated finish
vii. Ceiling shall be 4.5mm thick fiber cement board (James Hardie) on 2”x 3” FJ
Matwood framing
viii. Eaves shall be Owner supplied Gentek Soffits on J-channel with aluminum wall angle
plates
ix. Exterior sidings shall be Owner supplied Gentek sidings
x. Roof shall be IKO Shingles on Phenolic board
xi. Exterior stairs shall be poured concrete with Owner supplied unglazed ceramic tiles
as tread and plain cement plastering all over.

b. Installation of Tiles
i. Clean and prepare concrete surfaces to receive mortar beds
ii. Install tiles using a thin coat of tile adhesive
iii. On completion, all surfaces of the ceramic tiles shall be thoroughly cleaned. Any
glazed, cracked, discoloration or deformed tiles shall be replaced to the satisfaction
of the Architect.
7. WATERPROOFING
a. Application of Plastomeric Waterproofing Membrane type water proofing for
bathrooms
b. Application of cementitious waterproofing to retaining walls.

8. PAINTING
a. All masonry surfaces should be treated with masonry neutralizer and let dry overnight.
For all wood surfaces putty small openings and minor surface defects with acrytex cast.
b. For all ceiling surfaces: Joints should be applied with epoxy joint compound and taped.
Let dry overnight. Apply Gypsum putty to smooth leveled finish. Apply two (2) coats flat
latex.
c. For all interior masonry walls: Use semi-gloss acrytex paint with colors as specified by
Architect. Apply patching compound to put all surface defects after the first coat of flat
latex has dried.
d. For all exterior masonry walls: Use stucco paint with colors specified by Architect.
e. For all metal surfaces: Apply one (1) coat of red lead paint and two (2) coats of epoxy
paint finish.

9. HARDWARE
a. Door Lockets
Yale or approved equivalent
b. Hinges
Loose pin hinges 3”x 3” for doors, use Yale or approved equivalent.

10. ELECTRICAL
a. Lamps and bulbs: Use LED bulbs and strip lights.
b. Wiring devices and accessories: Use National or approved equivalent
i. Convenience Outlet: 15 A, 250 V AC duplex convenience outlets with ground flush
mounted; molded case polyester resin; white with matching device plate cover.
GFCI outlet for the bathrooms and kitchens. Aircon Outlet. 20A to 30A Twisted
Type Heavy Duty outlet for Cooktop and Ovens.
ii. Wall Switches: Panasonic appellation switches 15A, 300V AC, molded case polyester
resin, single pole; quick connect terminal; white with matching device plate cover.
c. Wires: Philflex or approved equivalent. Insulated for 600V, copper wire medium drawn,
THW for main feeder line, TW for loan side.
d. Grounding System: Soft drawn copper wire, 8.0 mm2 on 12mm diameter by 3mts,
ground rod hot dipped galvanized steel.
e. Conduits: Rigid steel conduit (RSC), galvanized for main feeder line; Atlanta PVC rigid
conduits for internal and embedded, red orange.
f. Junction Box: High grade PVC red orange color; deep type; 4”x 4”
g. Utility Box: High grade PVC red orange color or Metal box; deep type; 2”x 4”
h. Circuit Breaker: Thermal magnetic, ampere rating as specified on plans, 250V AC; 10
KAIC; molded case polyester resin, plug-in. (GE Brand)
i. Panel Board: Standard gauge 16, indoor use metal enclosure; 1.35mm thick with copper
bus bar of no less 155 amperes per sq. cm; dead front and flush mounted gray.
j. Electronics: Co-axial Cable, Telephone Jack, LAN and Cable outlets.
k. All suspended electrical conduits shall be supported with hangers.
l. Codes & Regulations: The electrical work shall be done in accordance with all the
requirements of the latest issue of Philippine Electrical Code, with rules and regulations
and ordinances of the local enforcing authorities of Cebu City and the requirements of
the local power company.

11. PLUMBING
a. Plumbing Fixtures and Accessories:
i. Water closet: HCG with complete fittings or approved equivalent.
ii. Lavatory: HCG with complete fittings or approved equivalent.
iii. Accessories such as toilet paper holder shall be from HCG products or equivalent.
iv. Kitchen Sink: stainless single bowl with drainer with reversible tap hole
v. Kitchen Faucet: Chrome coated faucet
vi. Floor Drains: 150mm x 150mm stainless with odor interceptor
vii. Shower Set: Rain shower with complete fittings
viii. Gate Valves: 12mm (1/2”) (Kitz Brand or equivalent)
b. Water Supply System
i. Polypropylene (BUGATTI/ REHAU/ AKAN) pipes and fitting. For all supply lines from
the water source to the building.
c. Sanitary Drainage System
i. Atlanta PVC pipes for soil and waste pipes and fittings for vents and waste line
leading to the septic vault.
ii. Atlanta PVC clean out with plugs. Use clean-out in every change of directions.
iii. Septic Vault: 100mm thick concrete hollow block walls, plastered finish with interior
side of perimeter wall. 100mm thick slab flooring and top. Painted with
cementitious waterproofing from the inside walls and flooring.
iv. All above ground plumbing system shall be supported with pre-painted/ powder
coated hangers and brackets.
12. AIRCONDITIONING
a. Window Type Air Conditioning units with capacity based on specifications.
