• Architect & Builder
• Various uses accommodated (Shopping/Theatre/Entertainment etc.)
• % of area for each activity
• Footfall per day (Weekday & Weekend / Daytime & Evening)
2. BUILDING REGULATIONS
• Extent of site
• Total Built up area & Detailed area statement (Floor wise)
• FSI achieved
• Setbacks
• No. of floors (with no. of floors for parking)
• OSR location, extent, access and its usage
3. PHYSICAL ASPECTS / TOPOGRAPHY
• Soil type
• Water table at site
• Topography – Slope and level of site (Contour and drainage patterns)
• Natural landscape features – Flora, Rock formation, swamps, marshes, water bodies
etc
• Man-made landscape –Flora, Garden furniture, Avenues & Boulevards, Street
elements & furniture, Man-made shaded structures, Water bodies, Sculptures
4. SITE LEVEL ANALYSIS
• Approach to site
• Entry & exit
• Proximity to major public transport system
• Surrounding land uses and building heights
• Site zoning
• Site circulation – Pedestrian, Vehicular, Toll points, Drop off points/Pick up points,
Basement entry & exit, Service entry & exit

• Entry and Exit ramps
• No. of parking bays (2-wheeler & 4-wheeler)
• Vehicular circulation routes from entry to exit

6. SPATIAL ANALYSIS
• Horizontal and vertical zoning of spaces
• Typology of shops/theatres (Various modules)
• Circulation routes
• Spatial relationship and connectivity (Proximity chart)
• Core analysis (Transportation systems – Elevators, Escalators; Toilets etc)
7. SERVICES (At site level and building level)

The above checklist needs to be done with the help of Location map, Site plan, Floor plans, Elevations,
Sections, Sketches and Detailed drawings.
